Q: Is there a minimum contract period? 

A: Yes-our agreement runs on a 6-week initial term, followed by a rolling 28-day notice period. This gives you the flexibility to make decisions without long-term tie-ins. 

Q: How long does marketing take? 

A: Our marketing visit is booked for 90-120 minutes, depending on the package you choose. Photography and brochures are typically turned around within 48 hours, while videography and drone footage may take slightly longer to perfect. At Hendricks, we believe your home deserves to hit the market the right way-no shortcuts, just standout presentation. 

Q: How do you attract potential buyers? 

A: We advertise your home on Rightmove, Zoopla, and OnTheMarket, and offer a range of premium enhancements like featured listings and paid social media campaigns. These are carefully tailored to reach targeted buyer profiles. For instance, a buyer relocating from London and looking for proximity to a station may not find your property through a portal search-but a well-crafted social media ad on Facebook or Instagram could draw them in. 

Q: Can I speak to someone directly? 

A: Yes-your dedicated one-to-one agent will be your single point of contact throughout the entire process. Should they move on, we'll ensure your sale is handed over with care. This personalised approach offers a much more bespoke service compared to the conveyor belt style many other agencies rely on. 

Q: Are fixtures and fittings included? 

A: Standard fixtures and fittings are included unless otherwise agreed. If there are specific items you'd like to exclude or offer separately, we can detail these in the memorandum of sale. 

Q: Do you provide a building survey? 

A: Surveys are arranged and paid for by the buyer. However, we work with reputable surveyors and can assist in organising this quickly once a sale is agreed. 

Q: If I'm already under contract with another agent? 

A: You'll need to check the terms of your existing contract, including any exclusivity or notice period. If you're considering switching, we're happy to offer guidance on how best to proceed. 

Q: How long is an EPC valid, and is it included? 

A: Energy Performance Certificates (EPCs) are valid for 10 years. We include an EPC check free of charge

within all our marketing packages, ensuring your home is legally ready for market. 

Q: What happens during the valuation visit? 

A: Your valuing agent will assess the condition and location of your home, using this along with pre-prepared local market data to provide a realistic estimate for sale. We'll ask questions about any updates you've made, and share our thoughts on what will enhance your outcome. 

Q: How quickly will my property be listed online? 

A: Once your listing is approved after the valuation, we aim to have it live across all major portals within 12-24 hours. If you've opted for our paid social media campaign, this will be set up and launched within 48 hours. 

Q: Do you offer sole and multi-agency agreements? 

A: Yes-we work under a written agreement to ensure fairness and clarity. While we recommend sole agency for stronger buyer engagement, we do offer multi-agency options. Please note: our fee increases by £500 + VAT for multi-agency arrangements. 

Q: Where will my property be advertised? 

A: Your home will be showcased on Rightmove, Zoopla, OnTheMarket, and our own website-with professionally written descriptions, standout visuals, and strategic positioning. For selected marketing packages, we'll also advertise your home via paid social media campaigns across Facebook and Instagram.
